TOD Master Plan

The South Norwalk TOD Master Plan encompasses approximately 12 acres located adjacent to the South Norwalk Train Station. Historically located at the intersections of South Main and Washington Streets (a vibrant, urban environment) , the South Norwalk Train Station was rebuilt in its current location, about a 10-minute walk from its original more vibrant location. This master plan aims to create a dense transit-oriented community around the current train station, while accommodating intermodal transit and considering future parking requirements. Ground floor retail uses are geared toward commuter services and daily needs.
Phase 1 of the redevelopment included the renovation and adaptive reuse of the historic Shirt Factory building. That building now includes ground floor offices (including Beinfield Architecture’s own office), with residential units above.
Phase 2 is currently under construction: a seven story residential building with street-level commercial space. This building acts as an anchor for the development on Monroe Street. It also marks the gateway to the train station with a renovated streetscape and pedestrian experience, dramatically improves the connectivity to the Washington Street Historic District.
The full buildout of the master plan includes the development of an intermodal transit facility at the train station. This is enabled by a phased relocation of current surface commuter parking, which frees up that land for additional residential and office development with structured parking. Our plan takes into account that parking and transit needs are evolving, and that future phases may not require as much parking. The phased development of this master plan allows for flexibility as the SoNo Train Station area is redefined.
